A-301 / SEQUENCE OF WORK

Phase Sequence

Most people who call us have been burned by a contractor who vanished between demo and drywall. Here is the whole run of work, with the durations we actually hold ourselves to. Every phase ends with a written sign-off before the next one starts, and no draw is released until you approve it.

    We walk the property, measure what exists, and give you a written budget band the same week. No charge, no pressure to sign.

  2. P-02  /  6–14 Weeks

    Design & Permits

    Our architect and engineer draw it, we price it line by line, and we carry the permit application through plan review ourselves.

  3. P-03  /  2–4 Weeks

    Pre-Construction

    Fixed-price contract signed, selections locked, long-lead items ordered, and the full schedule published to your owner portal.

  4. P-04  /  3–14 Months

    Build

    One project manager, one crew, dated site photos every Friday, and a swept site at the end of every working day.

  5. P-05  /  1–3 Weeks

    Punch & Handover

    You write the punch list, not us. We clear it, hand over lien releases, warranties and as-builts, and come back at month 11.

Three Completed Jobs, Documented

Every job we finish gets a closeout sheet: what it was, what it cost to build, how long it took and whether we hit the date we promised. Here are three from the last four years, printed the way we file them.

A sloping half-acre lot two other builders had passed on. We re-engineered the foundation as a stepped stem wall so the owners kept the view without importing 400 yards of fill, and we held the original contract price through a lumber spike by locking the framing package at contract signing. Cabinets were ordered in month four, not month ten — which is how the job came in ahead of schedule.

A 1912 four-square in a historic conservation district, with two kids and a home office inside the whole time. We built a sealed dust corridor, kept a working temporary kitchen in the dining room for eleven weeks, and matched the original exterior trim profiles on our own moulding knives so the review board approved on the first submission.

The tenant had a hard lease-start date and a landlord allowance that ran out at substantial completion. We phased the second floor first so their operations team could move in early, ran mechanical rough-in on second shift to stay ahead of the sprinkler contractor, and closed out with the fire marshal in a single inspection. Final cost landed 1.8% under contract.

Standards We Contract To

These six aren’t a values statement — they are clauses in the agreement you sign. If we break one, you have something to point at.

  • STD-01

    Fixed-Price Contracts

    One number, signed before demolition, based on a complete drawing set and a locked selections schedule. No cost-plus, no open-ended allowances hiding in the back pages.

  • STD-02

    Weekly Owner Updates

    Every Friday by 4 p.m.: dated site photos, what got done, what’s next week, and any decision we need from you with a deadline on it. You never have to ask how it’s going.

  • STD-03

    Licensed Subs Only

    Every trade on your job carries a current CCB licence, workers’ comp and $2M liability, verified before they set foot on site. We keep the certificates on file and will hand you copies.

  • STD-04

    Clean-Site Policy

    Swept floors, stacked material and a covered dumpster at the end of every shift. Interior work gets sealed dust barriers and negative-air machines — not a taped bedsheet in the doorway.

  • STD-05

    Change-Order Transparency

    Any change is written up before the work happens, with the subcontractor’s actual quote attached and our markup shown as a separate line. Nothing gets built until you sign it.

  • STD-06

    2-Year Workmanship Warranty

    Two full years on our labour, ten on the structure, plus a scheduled walk-through at month eleven to catch seasonal settling before your first anniversary passes.
